Of course, there is always one house that sells hundreds above market value, but for every one of those, there are others that sell for much less. Selling at the right time may be as important as how you sell. Spring is usually the time for homebuyers. They usually wish to settle down before the school year is about to start, and the weather too brings out people. It throws off the planned timing, sometimes due to unexpected snowfalls in that season, or sometimes having an off-season listing can stall things.


But if your timeframe is not adaptable, just don't sweat it. A smart pricing strategy, glamorous staging, and savvy marketing push your home through the timeliness and yet keep it in the race.

It's not simply putting up a sign anymore. 90%-plus of them are going to start their search online. That means it needs to have professional photography and virtual tours along with a strong web presence. Top it off with a highly optimized social media strategy, mobile-friendly listings, and clever marketing, and your home shines just right in front of the right audience. 


The days of "list it and leave it" are gone. It can be reached by a perfect working plan for any buyer where they are.
